Tax Bills

Tax bills are issued twice each year generally in early March and early September. Residents can receive their property tax bill by mail, or by opting in to receive it electronically. 

Each bill has two instalments​ to be paid on or before the due date shown.  A late payment charge applies to all past due taxes at a rate of 1.25% each month.  Failure to receive a tax notice does not waive any liability for payment of taxes or penalty interest charges.

Interim Tax Bills

Interim tax bills are issued 21 calendar days prior to the due date.  Interim taxes are calculated based on 50% of the previous years' total taxes.

Residents are provided two options to receive their tax bills:

  • Paper copy delivered by mail
  • Paperless delivered as a pdf copy directly to your email address

In order to receive paperless tax bills, residents are required to complete the E-Billing Form on our Paperless Billing webpage.

Calculation of Taxes

Your property taxes are determined by multiplying the Current Value Assessment of your property by the annual Tax Rate for the Property Class. The 2022 Total Tax Rates for each property class in Essa are shown below. These tax rates include Township, County and Education Taxes. Business Improvement Area Tax Rate is added to these rates and applied to specific properties (see 2022 Special Area Rates).

Property Assessments

The Province has announced a further delay in updated property assessments for 2022 and 2023.  Province-wide re-assessments are expected for 2024.

Assessments for the 2022 property tax year will remain the same as in 2021.  The only changes that may occur are a result in physical property changes.

Change of Address

To change the address your tax bill goes to simply fill out the change of address form.

School Support

Property owners in Ontario are required to support a school board, even if they do not have children or their children are not currently attending school. In the case of a residential property occupied by tenants, the tenants can direct the school support for that property. By default, school support is directed to your municipality’s English, Public School Board.

The Municipal Property Assessment Corporation (MPAC) is legislatively required to collect
school support information and provide it in the assessment roll to every municipality and school board.  By ensuring that you are supporting the school board of your choosing, you will be able to vote in the next municipal and school board election for trustees in that school board. Property owners, occupants, and tenants can update their school support designation online at mpac.ca/schoolsupport

MPAC published the Direction of School Support information sheet with QR code and links to easily discover what school board you support and will assist you in changing your support if required.
